FAQ's

Frequently Asked Questions

Here are the answers to the questions we hear most frequently from our clients. If you have a question that is not answered here, feel free to contact us.

Q. What if I can no longer afford my monthly house payments? Can The Rodgers Team help me?

A. If you have no means of making your house payments and are sure you  want to sell, The Rodgers Team can help you through the short sale process.  They will negotiate a mortgage pay-off amount with your lender and help you avoid foreclosure often at little or no cost to you.

Q. I'm trying to work through issues with my lender but they are demanding payment in full. What can you do to help me?

A. The Rodgers Team can help. This is the type of response that is representative of what customers hear from lenders when they are delinquent on their mortgage payments. However your lender stands to lose as well if your home goes into foreclosure, so although this might seem like an inflexible response, they do not want you to lose your home. The Rodgers Team deals with lenders on a daily basis and has developed relationships of trust with them. They will leverage these relationships to negotiate a pay off amount for your home - keeping your credit safe from the damage of foreclosure and keeping the lender from losing out completely on their investment.

Q. Should I negotiate with the lender directly?

A. If you are only a couple of payments behind on your mortgage, you should certainly try to work out a payment plan that works for you and your lender.  However, if you are several months behind on your mortgage and have no means for future payments, you should contact The Rodgers Team immediately.  The sooner you contact The Rodgers Team the more likely they are to be able to help you.

Q. How much time do I have to stop foreclosure?

A. You have time to stop the foreclosure process right up until the date your home is scheduled for foreclosure sale. However, everyone's situation is different, so as soon as your lender demands payment and you are certain you have no means to make payments, you should contact The Rodgers Team to see what solutions are available to you. In some instances, the homeowner can take advantage of what is called a The Pre-foreclosure Sale (PFS) Program. This program allows the homeowner to sell their home and use the monies to satisfy the mortgage debt even though the monies may be less than the amount owed.

Q. What exactly is foreclosure?

A. Home foreclosure is a process by which a lender reclaims a property they've previously financed for someone else's ownership. Foreclosure typically happens when the homeowner is behind on house payments and unable to catch up, many times due to life events that are out of their control. During a foreclosure the homeowner must leave the home and forfeit all rights to any equity they might have in the home. The timeframe during which a foreclosure takes place varies from state to state.

Q. What does The Rodgers Team do to stop foreclosure?

A. The Rodgers Team has roots in the real estate sales industry, thus they've gained extensive experience in various home financing options, lender's policy around loss prevention and state foreclosure laws. Once they have an understanding of the specific issues related to your foreclosure situation, they will be able to leverage this expertise and tailor a solution to meet your needs.

Q. What can a short sale do for me?

A. Conducting a short sale with The Rodgers Team will help you work out a plan with your lender to pay off as much of your mortgage as possible through a quick sale of the property. It will also help you prevent foreclosure from going on your credit record.

Q. How long do I have to stop foreclosure?

A. When you are behind on your house payments, time is critical, and each day that passes is a day closer to foreclosure proceedings. Depending upon the state you live in and the foreclosure processyour lender chooses, home foreclosures can take anywhere from a few weeks to a few months.  Don't wait until it's too late. Contact The Rodgers Team immediately to stop foreclosure on your property.

Q. How much does it cost to work with The Rodgers Team?

A. The Rodgers Team realizes the financial strain a homeowner experiences when they are unable to pay the mortgage on their home. Therefore, their fees are negotiated as a part of the short sale transaction and are often covered by the lender.
